– **Security Camera:** For your safety, an exterior security camera is located at the front door, facing outward. The camera does not monitor any interior spaces.

House Rules

Parking:

Parking on Greenwood Acres streets or lawns is prohibited.
Violators will be towed at the owner’s expense.
No overflow parking is available within Greenwood Acres.
Contact management for special parking arrangements.
Open Fires and Burning:

Must comply with Township rules.
Burning allowed Monday–Friday, 4:00 pm–9:00 pm; Saturday, 8:00 am–9:00 pm.
No burning on Sundays.
Obtain a permit for burning outside these hours.
Commercial burning is prohibited.
Follow Tobyhanna Township rules.
A nearby water source is required for controlled burns.
Adhere to burn ban notices during dry weather.
Fully extinguish fire pit fires after use.
Vehicles:

Unregistered vehicles and motorcycles are prohibited.
Recreational Vehicles:

Prohibited on all Greenwood Acres roads and common areas.
RVs, boats, and trailers must be stored properly.
No electric or water hookups allowed.
Overnight occupancy of RVs, cars, trailers, or tents is prohibited.
Trash Disposal and Management:

Property owners are responsible for trash collection and maintenance.
Trash containers must be securely stored and not left at curbside.
Trash containers at the lake and playground are for public use only.
Dumpsters allowed for house cleanouts.
Burying or burning household trash is prohibited.
Littering:

Littering or dumping is prohibited.
Keeping rubbish or discarded items on property is prohibited.
Pets / Animals:

Farm animals, breeding, and livestock are prohibited.
Pet owners must prevent property damage and clean up after pets.
Pets must be kept on a leash and under control.
Prevent pets from straying off property.
Noise:

Reasonable noise is allowed from 8:00 am to 9:00 pm.
Excessive noise, loud music, and disturbances are prohibited.
Fireworks:

Fireworks and explosive devices are prohibited.
Firearms:

The discharge of firearms is prohibited.
Drones:

Operating drones within Greenwood Acres is prohibited.
Speeding:

The speed limit is 25 mph.
Fishing Permits:

A valid Pennsylvania fishing license is required.
Lake Sinca:

Swimming and fishing allowed unless posted otherwise.
Gas motors are prohibited.
Life Jackets:

Wearable life jackets are required for all water activities.
Beach and Playgrounds:

Available on a first-come, first-served basis.
Clean grills and remove trash after use.
Pavilion:

Available on a first-come, first-served basis.
Clean tables and remove trash after use.
Bus Stops:

Follow all school bus stop regulations.
Exercise caution around bus stop locations.
Prohibited Activities:

Disorderly conduct, loud noises, offensive behavior, and outdoor overnight sleeping are prohibited.
Penalties:

Parking: $300 fine per vehicle, towing at the owner’s expense.
Open Fires & Burning: $500 fine per incident, must cease immediately.
Vehicles: $300 fine.
Recreational Vehicles: $300 fine per vehicle.
