Space

Enter the home to vaulted pine covered ceilings. Greeted by open concept living with an oversized couch and spacious dining table.

The kitchen is fully stocked with everything you could need for your group’s trip, and a second dining setting for 6.

Off the kitchen, find a deck overlooking the Pocono trees.

The first floor features three bedrooms. First is the master, outfitted with plenty of space to spread out, an ensuite bathroom with large soak tub, and walk-in shower.

The second bedroom, also oversized, has views of the nestled entrance.

The third bedroom features bunk beds for the kids or singles to share.

Bedrooms 2 & 3 are steps away from their own full hall bathroom.

From the main floor, head up to the loft, boasting a couch of its own, views of the back woods, and debatably the coziest nook in the house.

Saving what may be the best for last, the lower level features a world of entertainment. Starting with a comfy seating area, there are several games to choose from for a face off against the family. Shuffleboard, Pacman arcade, and bubble hockey await!

There’s two bedrooms on each side of the lower level, each steps away from one of two full baths.

Greenwood Acres is a premier Pocono community with beachy lake and ideal proximity to all major Pocono attractions.

Access

You have access to the entire chalet. The home is in a quaint, ungated community with 32 acre lake. Its a 2 minute walk to the beachy lake and fishing dock. The lake is stocked.

House Rules

Please refrain from flushing any items that could potentially clog the toilet. We strive to maintain a comfortable and clean environment for all our guests. Please note that a $500 fee will be charged for any repairs needed due to a clogged toilet.

Parking

Parking on any Greenwood Acres streets or lawns is prohibited.

Violators will face towing at the owner’s expense.

No overflow parking locations are available within Greenwood Acres.

Contact management for special parking arrangements.

Open Fires and Burning

Must adhere to Township Rules.

Burning permitted Monday–Friday 4:00 pm–9:00 pm and Saturday 8:00 am–9:00 pm.

Sunday burning is prohibited.

Obtain a permit for burning outside scheduled times.

Commercial burning is prohibited.

Must follow Tobyhanna Township rules.

Controlled burn requires nearby water source.

Follow burn ban notices during dry weather.

Fully extinguish fire pit fires after use.

Vehicles

Unregistered vehicles and motorcycles are prohibited.

Recreational Vehicles

Prohibited on all Greenwood Acres roads and common areas.

Properly store RVs, boats, and trailers.

No electric or water hook-ups allowed.

Overnight occupancy of RVs, cars, trailers, or tents is prohibited.

Trash Disposal and Management

Property owners are responsible for trash collection and maintenance.

Trash containers must be stored securely.

Trash containers cannot be stored at the curbside.

Trash containers at lake and playground are for public use only.

Dumpsters permitted for house cleanout.

Burying or burning household trash is prohibited.

Littering

Littering or dumping is prohibited.

Keeping rubbish or discarded items on property is prohibited.

Pets / Animals

Farm animals, breeding, and livestock are prohibited.

Pet owners must prevent property damage and clean up after pets.

Keep pets on a leash and under control.

Prevent pets from straying off property.

Noise

Reasonable noise allowed from 8:00 am to 9:00 pm.

Excessive noise, loud music, and disturbances prohibited.

Fireworks

Fireworks and explosive devices are prohibited.

Firearms

Discharge of firearms is prohibited.

Drones

Operating drones within Greenwood Acres is prohibited.

Speeding

Speed limit is 25 miles per hour.

Fishing Permits

A valid Pennsylvania fishing license required.

Lake Sinca

Swimming and fishing allowed unless posted otherwise.

Gas motors prohibited.

Life Jackets

Wearable life jackets required for water activities.

Beach and Playgrounds

Available on a first-come, first-served basis.

Remove trash and clean grills after use.

Pavilion

Available on a first-come, first-served basis.

Remove trash and clean tables after use.

Bus Stops

Follow all school bus stop regulations.

Exercise caution around bus stop locations.

Prohibited Activities

Disorderly conduct, loud noises, offensive behavior, and outdoor overnight sleeping are prohibited.

Parking

$300 fine per vehicle per incident.

Vehicles must be moved or will be subject to towing at the owner’s expense.

$500 fine per incident and must cease immediately.
